SUPPORT FOR THE ASSOCIATION IS VERY LOW!
Who will own our common properties if the Association dissolves?
As property-owners in the Sunset Beach community, we share ownership of (and responsibility for) these common properties as well:
  • Waterfront access lots on Granada Rd., at the ends of Byrd, Kenton, Bedford, Rugby and Spring Roads;
  • Sunset Walk, the strip of land along Stoney Creek from Beehive Cove to the bridge;
  • The park/playground area surrounded by Cloverhill, Miramar, Somerset and Geneva Roads;
  • The Monument grounds between Ft. Smallwood Rd. and Smallwood Ct., next to Granada Rd.; and
  • The beach area on Granada Rd. at the end of Geneva Rd., where are located our piers and a grassy area used for picnicking, sunbathing, and swimming.

ALL OF THESE AREAS ARE PRIVATE PROPERTY -- NOT OPEN TO THE PUBLIC.  THEY ARE ONLY FOR THE USE OF SUNSET BEACH RESIDENTS AND THEIR GUESTS.

PRIVATE EVENT RULES

 

Our common properties are for the use of all Sunset Beach residents.  Therefore, if a Sunset Beach neighbor wishes to use the Beach & Pier area or the Park/Playground for a personal party or other event, we ask that the following rules be observed.

 

      1.   You must get prior permission from the President of the Association to  make sure that your event is expected and will not cause conflicts with anyone else.

      2.   Your use of the beach & pier area must not interfere with other neighbors’ continuing use of the beach, piers, or launching ramp; your use of the park/playground should not interfere with residents’ normal use.

3.  At the beach area,  you must not allow any cars to park on the lower lot

    except when you are actually loading or unloading things for the event.

    Parking around the park/playground will depend on the number of cars

    expected; a plan should be agreed upon by the President.

4. You must take responsibility for the appropriate behavior of your guests.

5. You must clean up completely after the event, leaving the area as clean or

    cleaner than you found it.

6. You should take away from the grounds any trash your event generates.

Having such amenities as a play area, a waterfront recreation and boating area and attractive open spaces for all to enjoy is a great privilege. These common properties, if kept attractive and useful, enormously enhance all our individual property values.

The Association pays for grass to be cut in the growing season at the park/playground, the Monument ground, and the beach area.  The Association also performs or contracts for any repairs or maintenance that is needed in these areas.  Sunset Walk and the water access lots, however, have traditionally been maintained by waterfront residents.  The community is grateful to these residents for each maintaining their section of the Walk and, if a resident lives along side an access lot, that lot. 
 
The community is non-riparian, meaning that waterfront properties do not extend to the water's edge.  Therefore, it is up to the community to decide if any piers other than those at our beach area are built.  To date, we have received very few such requests and refused all of them.  No waterfront resident has, as yet, challenged our right to refuse.
